We start by assessing the existing conditions. We recommend running a high-efficiency dehumidifier to maintain optimal humidity levels year-round. During the build, we use moisture-resistant materials like vinyl plank flooring and treated lumber where appropriate to prevent mold and mildew growth.
Any existing moisture issues, cracks, or leaks must be addressed before construction begins. We will inspect the foundation walls and floor during our site visit to identify if professional waterproofing is needed prior to our work.
Luxury Vinyl Plank (LVP) is our top recommendation because it is waterproof, durable, and comes in many styles. Engineered hardwood can also be used if conditions allow. We generally avoid solid hardwood as it can warp due to fluctuating humidity levels in basements.
We can either install a suspended (drop) ceiling, which offers easy access to mechanicals, or a drywall ceiling with access panels for a cleaner, more finished look. We box out low-hanging ducts and pipes to maximize ceiling height wherever possible.
Lighting is key. We typically use recessed LED can lights to save headroom and distribute light evenly. We also recommend light exterior colors and proper placement of fixtures to eliminate shadows.
A basement bedroom requires a legal egress window or door for safety and code compliance. If your basement does not have one, we can coordinate the installation of an egress window well system, but this depends on your specific foundation and lot grading.
Permits may be required depending on the scope of work and the town building department regulations. We handle the permit application process when they are required.
Timelines vary based on the scope (e.g., bathroom vs. no bathroom). A standard project typically takes 4-8 weeks from start to finish. We provide a detailed schedule once the scope is finalized.
The addition of plumbing (bathrooms, wet bars) is the largest cost driver. Other factors include the type of flooring, ceiling choice, necessary electrical upgrades, and custom carpentry/built-ins.
